The order is part of the strategy: the exposé or a teaser goes first to vetted, registered buyers from our client base. Their feedback tells us whether the asking price holds up in the market – and only then do we decide with you whether an adjustment makes sense before the property appears publicly on the major portals or on social media.

What does selling with JB Immobilien cost me?

Since December 2020 the agent’s commission for the sale of apartments and single-family homes to consumers is by law shared between seller and buyer (sections 656c and 656d of the German Civil Code). In Berlin a total of 7.14 % including VAT is customary, i.e. 3.57 % per side. The specific agreement is set out in text form in the brokerage contract – before marketing begins.

Which documents do I need?

For the notary you need a current land register extract and the energy certificate; for condominiums also the declaration of division and, where required, the property manager’s consent. Buyers and banks also ask for floor plans, living-space calculation, business plan, service charge statements and owners’ meeting minutes. We sort out which documents you already have and which we obtain for you in the first meeting.

How is the asking price determined?

We look at location, condition, features, floor plan, energy status and current market data, including notarised comparable prices from the Berlin valuation committee. This results in a price range with reasons. The pricing strategy – cautious, in line with the market or with room for negotiation – is decided together with you.

How long does a sale take?

That depends on the property, the price, demand and the completeness of the documents. We do not promise a fixed duration, because that would not be honest. After the first meeting we give you a realistic timeline for your property.

Do I have to pay tax on the profit?

If fewer than ten years lie between purchase and sale, the profit may be taxable (section 23 of the German Income Tax Act). Properties you have lived in yourself throughout, or in the year of sale and the two preceding years, are exempt. Please discuss your personal situation with a tax adviser – we provide the necessary documents.

We are a community of heirs. How does that work?

Selling an inherited property requires the consent of all co-heirs. We structure the process: documents, valuation, communication with everyone involved and a transparent procedure. Land register correction and certificate of inheritance are handled with the notary; the correction is free of charge within two years of the inheritance.

Can I start with just a valuation?

Yes. The initial assessment is free and without obligation. You then decide at your leisure whether and when to sell.
