What sets letting apart from selling

It is not about the highest price. It is about the right tenant.

A sale ends at the notary’s table. A tenancy begins with the handover of the keys.

That is why selection is not only about creditworthiness, but also about whether tenant and property suit each other. We take the time for this pre-selection – and we know the Berlin rules: rent brake for new lettings, cap on rent increases for existing tenancies, mandatory details in the advert. We look after rental properties in Berlin and the surrounding area.

Who pays: under German law, whoever instructs the agent for a residential letting pays the fee – as a rule, that is you as the owner. We agree the amount in writing beforehand; for tenants our service is free of charge.

Process

Strategy instead of an advert

Furnished or unfurnished, fixed-term or open-ended, single apartment or entire building: we first clarify which type of letting suits your property and your goals – also with Berlin’s rent cap and rent brake in mind.

Assessment and demand

We position the rent using the Berlin rent index, the features and comparable listings, and estimate demand realistically. A rent set too high costs vacancy; one set too low costs years.

Presentation

Meaningful pictures, a clear floor plan and an exposé with all mandatory details. Prospective tenants should know before the viewing whether the apartment suits them – that saves you and us empty appointments.

Approach and pre-selection

Registered applicants first, then portals. We screen enquiries, obtain self-disclosure and proof, and introduce only serious, suitable candidates.

Coordinating viewings

Individual appointments instead of mass viewings. We organise, accompany and document – you do not need to be on site unless you want to be.

Selection and handover

You decide on a transparent basis. We prepare the tenancy agreement and the handover protocol and remain your contact until the keys are handed over.

Three rules that affect every letting in Berlin.

    Rent brake

    Applies throughout Berlin until the end of 2029: for new lettings the rent may as a rule be at most 10 % above the local reference rent. Exceptions include new builds and comprehensively modernised apartments.

  • 02

    Cap on increases

    Rents in existing tenancies in Berlin may rise by at most 15 % within three years – up to the local reference rent. The basis is the Berlin rent index 2026.

  • 03

    Energy certificate in the advert

    Even the advert must state the certificate type, energy value, energy source, year of construction and efficiency class. If the certificate is missing, we help you order one.
